As an Agent for the Seller, you are our client.  An exclusive Right and Authority to Sell contract is signed by the Seller and the Broker.   This contract enables us:

ü                     to advise on the value of the property,

ü                     market the property,

ü                     negotiate the sales price,

ü                    disclose any information known about the Buyer’s (unless it is confidential based on a prior agency relationship).

 We are obliged to the fiduciary duties of dealing honestly and fairly; loyalty; confidentiality, obedience, full disclosure, accounting for all funds, skill care and diligence in the transaction, presenting all offers and counteroffers in a timely manner, unless a party has previously directed the licensee otherwise in writing; and disclosing all known facts that materially affect the value of residential real property and are not readily observable.
